This Property lies to the North of Lenham village in a rural location. The main property is an old farmhouse consisting of mainly brick construction with hints of flint work to the external walls on the South and West elevations. The site itself is within a designated SSI, which was a significant consideration in the design of the garden room.

 

The house benefits from far reaching views across a nearby valley. The brief from the client was to design a garden room that took full advantage of these views and allowed them to enjoy their well established, large garden all year round, whilst maintaining a strong link visually to the existing house.

 

To maintain light within the first floor landing of the property the existing window at first floor was retained and a high level roof light introduced, which also allowed the spectacular view of the countryside to be unobstructed at first floor. The existing flint external wall was retained as a historic reference to the existing building, allowing generations to come understand the built history of the building.

 

Kent Design Studio provided both Planning and Building Regulation services for this project and also were on hand to answer only a few site queries from the builder.
